Introduction
Linked Options helps manage complex option combinations and their pricing by automatically adjusting option prices and generating the correct codes when specific combinations are selected.
For example, a homebuyer may choose a wrap-around porch option alongside a more costly foundation for the home. To maintain target margins on the home, Linked Options can automatically adjust the retail price of the porch to account for the extra foundation cost.
Linked Options also allow the combination of option intersections to generate a dynamic builder code that can map to matching builder codes in an ERP, making it easier to map or review option data between the ERP and Higharc.
Linked Options Overview
Linked Options monitors option selections and automatically applies pre-configured effects. For example, when a buyer chooses both a slab foundation and a wrap-around porch, Higharc automatically chooses the corresponding Linked Option to generate the correct builder option ID and pricing adjustments. The steps below outline how to configure Linked Options in Studio.
Notes on new terms used below:
“Source options” in the sections below refers to regular options or option sets (such as the wrap-around porch).
“Linked options” refers to the options that are generated by combining source options together using the Linked Options feature.
“Template Code” refers to the field called “Template Code” on an option, which can be used as a segment of a dynamic builder code (such as WP in the example above).
“Linked option conditions” refers to the source options selected when configuring linked options. (i.e. the options that must be selected for the linked option to trigger).
Dynamic Builder Codes
Linked Options can generate a dynamic builder code for each option that maps to its counterpart in an ERP.
For example, combining these options:
Wrap-around porch (code:
WP)Slab Foundation (code:
SF)
Creates the ERP line item code: WPSF
In Higharc, the two options are normally created and selected by the homebuyer or sales agent separately. Linked Options allow you to combine the individual options within each option set and generate a code that represents the selection of both (or several) options. The correct code will then be generated in the Home Plan CSV export based on the options chosen during the sales process.
Creating linked options requires source options (i.e. the options to be linked) to exist first. In the example above, the porch and foundation type option sets and their associated options must be created prior to creating linked options.
