Home Plan BOM by Option

Feature Description

Home plan estimates in Higharc account for the intersection of all selected options. This can be viewed as one flat list of the final bill of materials for the home or broken down by options.

The Home Plan BOM by Option feature breaks a configured home plan's final bill of materials into the quantities that can be attributed to the base house and each individual selected option. The sum of the base house quantities and the deltas associated with each selected option will equal the home plans’ final bill of materials.

Note: Due to potential intersection of options on the final home, these deltas do not equal the sum of the deltas for the same options as calculated on the master BOM view. Please see the Appendix for explanation of the math behind this feature.

How to Guide

  1. Open a Home Plan in Estimate by selecting 'Open in Estimate' in the more option dropdown.

  2. Navigate to the 'Bill of Materials' tab.

  3. Click on 'Views' and select 'BOM by Option'.

  4. View your home plan Bill of Materials with the quantities split out by base home and each option.

Appendix: Explanation of the Logic for Calculating Home Plan Option Deltas

The calculation of quantities associated with each option for a home plan is calculated by splitting the delta from base home into the selected options. This splitting of the delta is calculated based on a ratio of how much each option, if applied independently, would impact the BOM.

Let item = i, option = j, quantity = x

Step 1 — Calculate home plan delta from base, defined as Δ:

Δ(i) = x(i, finalHome) − x(i, base)

Step 2 — Calculate master BOM deltas, defined as y:

y(i, j) = x(i, j) − x(i, base)

Where x(i, j) is the quantity of item i with base options + option j enabled.

Step 3 — Calculate the Δ for each item and each option based on the following ratio:

Δ(i, j) = Δ(i) × ( y(i, j) / Σ y(i, j) ), where the sum runs over j = 1 to n

Example

Final home plan BOM:

  • Final quantity of red shingle = 2330 sqft

    • This home has both shingle upgrade and additional bedroom options selected

Master plan BOM:

  • Base house quantity of red shingle = 0 sqft, quantity of blue shingle = 2100 sqft

  • Shingle upgrade quantity of red shingle = +2100 sqft, quantity of blue shingle = -2100 sqft

  • Additional bedroom quantity of red shingle = 0 sqft, quantity of blue shingle = +230 sqft

(As you can see, if you add the base + deltas for both options together, you get 2100 sqft of red shingles and 230 sqft of blue shingles which is not the final quantity on the home plan)

To calculate the deltas for each option in a way that the final quantity adds up to the final home plan BOM, we have to do the following:

  1. Calculate home plan delta from base, Δ

    Δ(i) = x(i, finalHome) − x(i, base)

    Δ(red shingle) = 2330 − 0 = +2330

    Δ(blue shingle) = 0 − 2100 = −2100

  2. Calculate master BOM deltas, y

    Option: Shingle upgrade

    • quantity of red shingle, y = +2100 sqft

    • quantity of blue shingle, y = -2100 sqft

    Option: Additional bedroom

    • quantity of red shingle, y = 0 sqft,

    • quantity of blue shingle, y = +230 sqft

  3. Redistribute home plan delta from base by ratio of remainder by ratio of y / Σ(y)

2330 red shingle is caused by shingle upgrade +2100 sqft and additional bedroom 0 sqft

    • Amount due to shingle upgrade = 2330*(2100/2100) = 2330

    • Amount due to additional bedroom = 2330*(0/2100) = 0

-2100 blue shingle caused by shingle upgrade -2100 sqft and additional bedroom +230 sqft

    • Amount due to shingle upgrade = -2100*(-2100/-1870) = -2358

    • Amount due to additional bedroom = -2100*(230/-1870) = 258

Thus, the final distribution would look like:

  • Base

    • red = 0

    • blue = 2100

  • shingle upgrade

    • red = 2330

    • blue = -2358

  • additional bedroom

    • red = 0

    • blue = 258

  • TOTAL

    • red = 2330

    • blue = 0
