Home Plans
Home plans are lot specific configurations of a plan. This is the last layer on the platform's plan hierarchy where users could generate lot specific sales material, construction documents, and take-offs, among other downloadable assets.
Plan Phases
Admin, Sales Manager
Each home plan has three plan phases
Plan Preparation
A sales agent designs a home plan with a customer.
Note: Sales Agents do not have permission to move a home plan beyond the Plan Preparation phase.
Pre-Construction
When a home plan is moved from Plan Preparation to Pre-Construction, the sales selections have the option to be locked and the “Not for Construction” watermark will be removed from the construction plan set to proceed with permitting.
Other Home Plans sitting on the same Lot will be removed from the Lot; only one Home Plan past the Preparation phase is allowed on a Lot at a time.
Construction
No systematic changes occur during the transition to this phase.
The construction phase is the final phase indicating construction has commenced on this home plan.
Note: Moving a home plan from Plan Preparation to Pre-Construction will remove the “Not for Construction” watermark from the construction plan set to proceed with permitting.
Relationship to Lot Status
The Home Plan phase and the status of the Lot it sits on are closely linked. Home Plans have three construction phases, outlined above. Lots have the following statuses:
Available
Unavailable
Pending
Sold
Closed
The following rules are enforced by the system:
In Plan Preparation, the Lot may be set to
AvailableorUnavailableIn Pre-Construction, the Lot may be set to
PendingIn Construction, the Lot may be set to
SoldorClosed
As you move your Home Plan through the various construction phases, the Lots they sit on will update automatically.
Home Plan Categories
Admin, Sales Manager
Every home plan has a category that classifies its sales status. Categories help you organize home plans by where they are in the sales process.
There are four categories:
Prospect
The default category for all new home plans. Indicates a plan being explored or configured for a potential buyer who has not yet committed.
Contract
Indicates a plan tied to a signed contract or committed buyer. Use this category once a buyer has formally agreed to proceed.
Testing
A special category for plans used for internal testing or demonstration purposes.
Inactive
Use this category for plans that are no longer active — for example, a prospect that fell through or a plan that was replaced. Inactive plans are not automatically hidden from views. To exclude them, use the Category filter on the home plans list.
Changing a Home Plan's Category
Open the home plan you want to update.
Click the overflow menu on the home plan.
Choose the new category from the category section.
Note: A home plan's category can only be changed while it is in the Plan Preparation phase. Once a plan has been advanced to Pre-Construction or Construction, you must revert the phase before changing the category.
You can also set the category when creating a new home plan from the Create Home Plan modal.
Filtering by Category
You can filter the home plans list by category:
Open the home plans list for a community.
Open the filter drawer.
Use the Category filter to select one or more categories.
Notes & Best Practices
Use Inactive for plans that are no longer relevant rather than deleting them, so you retain a record.
Finalize the category before advancing a plan past Plan Preparation, since it cannot be changed after that point without reverting the phase.
Lot-Specific Construction Documents
Builder Dashboard → Locations → Select Community → Home Plans → Select Home Plan
Admin, Sales Manager
Every home plan in Higharc has its own set of option-specific construction documents. Simply choose a community and go to the Home Plans section to find the plan you’re looking for. Under Downloads, select Plan Set (PDF) to download the plan set specific to that particular home plan. Click the checkbox to agree to our Terms of Service and proceed with the download.
Note: The download may take several minutes, depending on your bandwidth. Navigating to a different tab on your browser will not interrupt the download. Downloaded files can be found in your browser’s download history or in the folder where your computer normally places downloaded files.
Hiding Disabled Content
When Options are disabled in Config, such as elevation styles or plan variations, the "Hide Disabled Content" toggle ensures that those options are automatically omitted from the exported document set. This works for any Live Plans item that uses Building State Overrides, including Viewports, Tables, Data Sequences, and more. For example, if a community only offers certain Options, enabling this toggle will only display enabled Options in the exported drawing set, keeping documents clean and relevant to that community's offerings.
Editing Global Parameters
The parameter editing feature allows you to modify text fields, numbers, drop downs, and toggles directly within the Download window before exporting a PDF. Any Global Parameter in a Studio file will be editable in this section. Click "Edit Parameters," make your changes, and the updated values will be reflected in the exported document. This eliminates the need to open Studio for minor adjustments, streamlining the document production process for operations teams managing multiple communities.
